Emotional support animal letter — real evaluation, real letter
An ESA letter from a licensed mental health clinician is the documentation required for housing accommodation under the Fair Housing Act. HealifyNow provides real evaluations by licensed professionals — not the rubber-stamp letters that get rejected.
What an ESA letter is — and what it's not
An emotional support animal (ESA) is an animal whose presence provides therapeutic benefit to a person with a mental health condition. Unlike a psychiatric service dog, an ESA is not trained to perform specific tasks — it provides support through its presence and the relationship it offers.
An ESA letter is documentation from a licensed mental health professional confirming that the person has a qualifying mental health condition and that the ESA provides therapeutic benefit. The letter is required for housing accommodation under the Fair Housing Act in all 50 states — landlords cannot refuse to rent to people with ESAs and cannot charge pet fees when valid documentation is provided.
Important: ESA status under FAA airline rules was eliminated in 2021. ESAs are no longer afforded special airline accommodation under federal rules; most airlines treat them as regular pets. PSDs (psychiatric service dogs) still have access rights. For travel, a different documentation path applies.
HealifyNow provides real ESA evaluations by licensed mental health clinicians. Not five-minute online forms. The evaluation is approximately 30 minutes, the clinician confirms the qualifying condition exists, and the letter is issued same-day on the clinician's letterhead.
Who qualifies for an ESA letter
Qualifying mental health condition
Anxiety disorders, depression, PTSD, panic disorder, bipolar disorder, OCD, and several others recognized as mental disabilities.
Animal provides therapeutic benefit
Your existing pet or a planned ESA companion that contributes meaningfully to your mental health.
Need for housing accommodation
The most common use — securing your right to housing with your animal.
Open to clinical evaluation
We don't issue letters without a real evaluation. Honest evaluation protects you and the legitimacy of the ESA system.
How HealifyNow makes it simple
From your first message to your medication arriving at your door — clinician-guided, every step.
Schedule your free visit
A care team member meets with you to understand your goals, medical history, and treatment preferences. The first visit is no-cost and no-commitment — we want you to be confident before moving forward.
Meet your licensed clinician
Connect by secure video or phone with a U.S.-licensed physician or nurse practitioner who reviews your full picture — labs, prior treatments, current medications, and lifestyle — and decides what is clinically appropriate.
Receive your prescription if appropriate
If your clinician determines treatment is right for you, they issue a prescription that goes to a licensed U.S. pharmacy. We coordinate discreet shipping, or you can fill it locally. Follow-up visits are built in.
How the evaluation works
Your evaluation is a 30-minute video visit with a mental health professional licensed in your state (LCSW, LMFT, LPC, psychologist, or psychiatric NP/MD).
The clinician reviews your mental health history, current symptoms, prior diagnoses and treatment, how your condition affects daily functioning, your relationship with the animal, and how the animal contributes to your wellbeing.
If the clinician determines you have a qualifying mental health condition and that the animal provides genuine therapeutic benefit, the letter is issued on their letterhead. The letter is generally accepted by landlords and property managers nationwide.
If the clinician determines you don't meet criteria, they will say so. Honest evaluation protects everyone — landlords, the disability community, and you. We don't rubber-stamp.
What our ESA letters cover and don't cover
Your clinician will review every relevant detail with you. Here are the most important points to know up front.
Fair Housing Act coverage
ESA letters cover housing accommodation in all 50 states under federal law.
Air travel — no longer covered
FAA rule changes in 2021 removed ESA status from airline accommodations. ESAs are treated as pets by most airlines now.
Public accommodations limited
ESAs do not have the public access rights that service animals have under the ADA. You can't bring an ESA into restaurants, stores, or other public accommodations as a right.
Universities and condo HOAs
ESA letters typically cover student housing and condominium HOA rules under FHA.
All medications must be prescribed by a licensed provider based on medical necessity. Treatment is not suitable for everyone. Results may vary.
How the process works
Step 1. Quick intake — basic information about yourself, your mental health history, and your ESA.
Step 2. Book a 30-minute video evaluation. Most members can schedule within 24-48 hours.
Step 3. The evaluation. A real clinical conversation, not a checklist.
Step 4. If you qualify, the letter is issued same-day or next business day on the clinician's letterhead with their licensing information.
Step 5. Annual renewal. Most landlords accept letters dated within the past year. Renewal evaluations are streamlined for members in continued care.

Frequently asked questions
HealifyNow makes it easy to move forward with confidence. Here are the answers to what people ask us most.
How is HealifyNow's ESA letter different from cheap online letters?
+
We provide real evaluations by state-licensed mental health clinicians. Letter mills offer 'letters' for $50 with no real evaluation. These are increasingly rejected by landlords and have damaged the legitimacy of the ESA system. Our letters are accepted because they come from real licensed providers.
Can I bring my ESA on a flight?
+
Generally no longer. FAA rule changes in 2021 eliminated ESA accommodation on airlines. Most airlines now treat ESAs as regular pets. For travel, a psychiatric service dog (PSD) — which requires task training — has different accommodations.
Will my landlord accept the letter?
+
Under the Fair Housing Act, landlords cannot legally reject a legitimate ESA letter for a qualifying disability. Letters from licensed clinicians via HealifyNow are generally accepted nationwide. If a landlord questions a letter, your clinician can speak with them.
Do I need to be in ongoing therapy?
+
You need a qualifying mental health condition; you don't necessarily need active treatment. Many members with stable conditions qualify. Your clinician will assess.
How many animals can I have on one letter?
+
The letter can cover one or multiple animals if clinically appropriate. Discuss with your clinician during the evaluation.
How long is the letter valid?
+
Most landlords accept letters dated within the past 12 months. Annual renewal is straightforward.
What if I don't qualify?
+
If you don't have a qualifying mental health condition, the clinician won't issue the letter. We don't rubber-stamp. This protects you, the system, and the disability community.
Does this cover service dog rights?
+
No. An ESA letter is different from psychiatric service dog (PSD) documentation. PSDs require task-trained animals and have public access rights under the ADA. ESAs do not.
